**Rental Payments & Cancellation Policies**

If booking through Airbnb, please follow the same rules and guidelines.

**Direct Booking with Starfish Rentals**
Upon booking, we will email you a rental agreement and home policies for your signature.

Check-In/Out Policy
– **Check-In:** 4:00 PM. If arriving by airplane, please text us when you arrive at the airport with your name and the home name you are renting. We will notify you via text if early check-in is available before 4:00 PM. If not, you may go directly to the house after 4:00 PM. We will set the door code to the last four digits of your cell phone and activate it at 4:00 PM, as we use keyless entry. If driving, the same instructions apply. For check-ins after 7 PM, please inform us via email or text.
– **Check-Out:** 10:00 AM. If you plan to check out earlier than 10:00 AM, please let us know so we can schedule the cleaning crew. Call or text us the day before your departure with your planned departure time. Late check-outs will incur a charge of one day’s rent.

Security of Personal Property
Starfish Rentals and the owner are not responsible for any theft, vandalism, or damage to personal property or items left by guests upon departure, in residence, or on the owner’s property.

 Garbage Policy
We recycle in SWFL. Please ensure your garbage is sealed in garbage bags and placed in the provided cans. Dispose of trash and recyclables at the edge of the street on designated days listed in your home’s Welcome Book. Excessive trash left behind may incur a fee of $50 to $250 for removal.

Pool & Quiet Hours
Please keep noise to a minimum between 10:00 PM and 8:00 AM to respect our full-time residents and other guests. Renters swim at their own risk.

Cleaning Policies
Please leave the home in the same general condition as when you arrived. Our cleaning staff will thoroughly clean and inspect the house after your departure. Start a load of towels before leaving to assist the cleaning staff, as towels take the longest to dry. We provide laundry soap, and floors should be left broom-clean. Additional housekeeping charges may apply if maximum occupancy is exceeded.

Smoking Policy
**NO SMOKING ALLOWED.** Violation of the no smoking policy will result in the loss of your entire security deposit. Smoking is only permitted outside the home, and please do not smoke near windows or doors. Dispose of cigarette or cigar debris properly. Violations may result in immediate eviction and forfeiture of rent.

Occupancy & Maximum Guests
The homeowner only rents to those listed on your submitted guest list in the rental agreement. We have exterior security cameras. The minimum age to rent our homes is 28 years old. A complete guest list with full names and ages is required no later than one week before arrival. We will not give access to the house without a guest list. No visitors are allowed unless pre-approved by Starfish Rentals in writing. Exceeding maximum occupancy may result in immediate eviction and forfeiture of all rental payments and security deposits. **NO RVs, jet skis, or boats are allowed.** Vehicle color and model must be listed in the contract, and if renting a vehicle, please text a picture of the car after pickup.

Beach Etiquette & Beach Towels
Please help keep our beaches beautiful by removing all tents, chairs, and toys daily. We inventory our beach towels and chairs, so ensure the same towels are returned upon check-out. There will be a charge of $25.00 per towel if any towels are missing. Please do not wash colored beach towels with white linens; we will charge for replacements if staining occurs. No shells or sand are permitted in the house, and please do not take any living starfish, sand dollars, or conch shells from the beach, as this incurs a fine of $10,000.

Amenities List
Each vacation rental includes a starter roll of toilet paper, garbage bags, paper towels, shampoo, and soap in bathrooms. Beach towels, a cooler, beach chairs, and toys are available. Please check regarding baby equipment. Guests should have baby equipment (available for local rental), personal toiletries, beach umbrellas, and specialty cooking items. We provide a gas grill, but propane is the guest’s responsibility. Starfish Rentals and the owner are not liable for any accidents related to the gas grill.

 Age Requirements
All our vacation residences are family rentals. Our units will not be rented to vacationing students or adults under 28.

Pet Policy
No pets allowed. Some properties may allow small, less than 20 lbs, and hypoallergenic breeds for an additional $200.00 pet fee. Pets have to be pre-approved by the manager in writing before arrival.

Weather
We do not offer refunds due to inclement weather. We recommend researching travel insurance to cover your vacation costs in case of illness, bad weather, red tide, or other unforeseen events. Refunds will only be provided if Florida issues a mandatory evacuation for your rental property.

General Policies
Starfish Rentals shall not be liable for any damages to property or injury to persons on the premises from any cause. Guests must indemnify and hold the owner and Starfish Rentals harmless from all liabilities, claims, and expenses arising from their use of the premises. The renter acknowledges that management, property owners, and employees are not responsible for any loss of valuables. The primary registered guest is responsible for any expenses incurred during the visit, including loss, damages, or injury to individuals while visiting the home. No weddings or parties are permitted without authorization from the homeowner and the City of Bonita Springs. All catered food, rented tables, or amplified music must be pre-approved by Starfish Rentals.

Parking is limited to a set number per home, with a maximum of three cars for most homes; some have only two spaces. Vehicles parked in fire lanes may be towed. Reservations made under false pretenses are null and void, and check-in will not be allowed. Starfish Rentals reserves the right to enter the premises if necessary without guest permission, and we will make every effort to inform guests about the purpose and duration of our visit. Starfish Rentals and homeowners disclaim all liability for injury, loss, or damage. Each home is privately owned, and rules and regulations are recorded with the owner. Please adhere to them consistently, as Starfish Rentals homes are part of a residential neighborhood that requires sensitivity to full-time neighbors and residents. Each home belongs to a loving family, and they ask for your care and kindness.
